From above, you see your pool’s footprint — about 512 sq ft for a 16×32. But resurfacing covers the walls too. Contractors price on interior surface area: footprint + (perimeter × average depth). That same 16×32 with a 96 ft perimeter and 5 ft average depth has about 992 sq ft of interior surface — nearly double the footprint. If an online estimate ignored your walls, it was wrong before it started.

What moves the price
The pool can look simple from the deck and still price like a complicated job.
Access.
If demo debris leaves your yard one wheelbarrow at a time, up a flight of steps, through a gate — you're paying for every trip. Cranes, ramps, and tight side yards all show up in the number.
What's under the water.
A pool can hide cracks that even a leak detection missed. Contractors typically include six to eight hollow-spot chip-outs as normal wear; beyond that is a change order, and it's honest for it to be one.
Your finish.
White plaster and a glass-bead pebble system are different jobs at different prices. The finish is the single biggest lever you control.
The season.
Rain delays cost days, and days cost money. Off-season scheduling can work in your favor.
Where you live.
Materials landing at the Port of Miami do not cost what they cost by the time they reach Ohio. Regional logistics are real, which is one more reason a national average cannot price your backyard.
Founder note
The color-plaster warning.
If you’re going with standard plaster, keep it white. Pigment weakens plaster structurally — a surface that should last 20–30 years may last 10, and the darker the color, the worse it gets. Plaster is mixed in small batches on site, so color also invites blotchiness between batches. And every contractor I know excludes color from the warranty; go dark enough and some won’t warranty the plaster at all. If you want color, that’s what quartz and pebble systems are for — the color rides in the aggregate, not the cement.

How long it takes.

Fully tiled interiors are a luxury build outside what we quote — a different trade, a different budget. Most homeowners asking about “tile” mean the waterline band.

Why is my quote higher than the online averages?
Usually one of two honest reasons. First, averages quietly assume a footprint, not interior surface. Second, premium materials, manufacturer-spec installation, and work a contractor will warranty cost more than the minimum bid.
Do I need a leak detection before resurfacing?
Yes — with the water still in the pool. It protects your budget; an underground pipe leak runs $2,000-7,000 on a founder-attributed Southern California basis, and you want to know before you spend that money on tile.
