Commercial pool leak detection

Commercial pools are bigger, more complicated and more expensive to close than any backyard pool. We find leaks in large systems, plan the work around your operating hours, and give you written findings your board, owner or insurer can act on.

  • Built for large, complex systems
  • Scheduled to keep downtime low
  • Written findings with photos

Who we work with

  • HOAs and apartment communities

Community pools and spas where the board needs a clear answer and a clear cost before approving work.

  • Hotels and resorts

Pools and spas that guests use from morning to night, where a closure costs bookings and reviews.

  • Gyms, schools and city pools

Lap and competition pools and aquatic centers with heavy use and tight schedules.

  • Water parks and splash pads

Large recirculating systems with features, surge tanks and long underground runs.

Why commercial leak detection is different

A residential pool usually has one body of water, one equipment pad and a short run of plumbing. A commercial system can have several pools and spas, gutters instead of skimmers, surge or balance tanks, a dedicated pump room and hundreds of feet of large-diameter pipe under concrete.

That changes how a leak is found. Each part of the system has to be isolated and tested on its own, and the answer has to hold up in front of people who did not see the testing.

  • Larger, more complex systems. We test surge and balance tanks, gutter systems, multiple pump rooms and long pipe runs, not just the pool shell.
  • Downtime kept to a minimum. We plan the work around your hours, events and swim schedule, so the pool stays open as much as possible.
  • Written findings. You get a report of where each leak is, with photos and recommended repairs, ready to share with managers, boards and insurers.
  • Health code in mind. Public and semi-public pools in San Diego County, South Orange County and Southwest Riverside County answer to their county health departments. We keep that in mind when planning testing and repairs.

Signs a commercial pool is leaking

  • Make-up water use is climbing month over month
  • Chemical use is up and the water is harder to keep balanced
  • The surge or balance tank level will not hold
  • Staff are adding water more often than they used to
  • Settling, cracking or wet spots in the deck or around the pump room
  • The water bill does not match what the facility actually used

How a commercial job runs

  1. Walkthrough and history

We review the system layout, water usage and anything staff have noticed, and agree on a testing window that suits the facility.

  2. Section-by-section testing

Each line, tank and body of water is isolated and tested on its own, using pressure testing, electronic listening equipment and dye.

  3. Written findings

Every leak found, where it is, photos, and what we recommend, in a report you can forward without having to explain it.

  4. Repair planning

If you want us to make the repairs, we plan them to fit your schedule and keep the pool closed for as short a time as possible.

Frequently asked questions

Can you test without closing the pool?
Some testing can be done while the pool is open, and the rest can be scheduled around your hours. We will tell you up front what needs the pool closed and for how long.
What does the written report include?
The location of each leak we find, photos, and our recommended repairs. It is written so a board member or insurer can understand it without having been there.
Do you work with property management companies?
Yes. We regularly coordinate with managers, maintenance staff and boards, and can work through whoever is your point of contact.
Can you handle facilities with several pools and spas?
Yes. Each body of water and each part of the plumbing is tested separately so you know exactly which one is losing water.
